This contract is between the recipient of this contract, including the accompanying e-mail with detailed information of the accommodation, dates, rental fee, any additional fees and any particular agreements, and 2ITALIA/TRIP 2 AS, Via Vittorio Emanuele 23, 55100 Lucca, Italy. If you have any queries or problems these should be raised prior to confirming the booking. Acceptance of the booking is binding and the following conditions apply.

30% to be paid immediately as confirmation of the booking. The booking is not confirmed until the 30 % has been received. The remainder can either be paid 2 weeks before arrival to the address given above, or in cash on arrival. The full rental charge to be paid is specified in the accompanying e-mail. The fee for final cleaning and linen, also specified in the accompanying e-mail, is to be paid in cash on arrival. Check-in time on day of arrival is after 16.00 and check-out time on day of departure is 10.00 unless otherwise agreed with 2ITALIA/TRIP 2.
Payment should be made as follows:
– 30% to be paid immediately as confirmation of the booking. The booking is confirmed when 30 % has been received.
– The remainder to be paid 4 weeks before arrival to the address given above.
The full amount to be paid is specified in the accompanying e-mail. The fee for final cleaning and linen, also specified in the accompanying e-mail, is to be paid in cash on arrival. The fee for air-conditioning (if applicable), specified in the accompanying e-mail, is to be paid in cash on departure.
Cancellation terms are as follows: written cancellation 45-75 days prior to arrival incurs a charge of 30% of the total rental charge, 15-44 days prior to arrival incurs a charge of 50% of the total rental charge, and 1 to 14 days prior to arrival incurs a charge of 100% of the total rental charge. In the case of the initial 30% being returned cancellation prior to 75 days before arrival) bank charges will be deducted from the sum to be returned. The fee for cleaning and linen is not included in the rental charge.
2ITALIA/TRIP 2 provides the chosen property as it is portrayed on www.2italia.com.
2ITALIA/TRIP 2 reserves the right to modify or cancel accommodation or other arrangement owing to unforeseen circumstances. Should this situation arise 2ITALIA/
TRIP 2 will attempt to find an equivalent property. If an alternative cannot be found or the guest wishes to retract the booking, both parties’ responsibilities cease to exist and any money paid by the guest to 2ITALIA/A TRIP2 will be returned without the guest staying in any property. 2ITALIA/TRIP2 is only responsible for returning the sum already paid to them and is not liable for any expenses incurred by the guest.
All properties are non-smoking, smoking is only permitted on balconies, terraces or in gardens.
Pets are permitted on agreement with 2ITALIA/TRIP2 and an additional 30 euros will be charged to cover extra cleaning. Owners are responsible for keeping pets off furniture at all times and ensuring that all vaccinations and tick/flea/worm treatments are up to date.
Guests are responsible for ensuring that no damage is done to the property beyond normal wear and tear. We do not charge a breakage/security deposit but we ask you to inform us of any breakage or malfunction so replacements/repairs can be made. If damage is severe 2ITALIA/TRIP 2 will consider whether the damage is of a nature that requires you, the guest, to pay compensation.
2ITALIA/TRIP 2 prepares beds for the number of persons you have stated. No other persons are permitted to sleep in the premises without the express permission of 2ITALIA/TRIP 2. Bedding and towels are provided for a small fee – please see accompanying e-mail. There is a washing machine in all properties so it is possible to launder towels, but should additional towels be required during the stay these should be ordered before arrival. The price is 5 euros per set (1 large and 1 small towel).
Towels are not to be used on the beach.
Final cleaning by our staff is obligatory and a small fee is charged – please see accompanying e-mail.
There is no additional charge for gas, water and electricity unless otherwise specified in the accompanying e-mail. (This is most likely to be for air-conditioning).
You are asked to ensure that all rubbish throughout your stay is placed outside according to the timetable you will find in the property. Any rubbish left at the end of your stay should be placed in tied bags, including opened food and drink.
If you rearrange furniture do so carefully, ensuring that floors and walls aren’t damaged, and ensure that everything is returned to its original place before leaving.
All dirty crockery and cutlery should be placed in the dishwasher and this should be started before leaving.
Ensure that all keys are left in the apartment unless otherwise agreed with 2ITALIA/TRIP2.
2ITALIA/TRIP 2 does not take any responsibility for accidents/incidents which occur during activities we recommend. All guests are fully responsible for anything they choose to do. We recommend that all guests use helmets when cycling, and avoid alcohol. Guests can either bring their own helmet or hire one from one of the local bike shops. We will provide information about how demanding an activity is and it is each individual guest’s responsibility to consider whether they are capable of completing it.
Those guests travelling from within Europe should carry their E111 card with them at all times. All guests should ensure that they have up-to-date travel and/or medical insurance.
2ITALIA/TRIP2 does not in any way insure guests’ property against loss or theft. 2ITALIA/TRIP2 is in no way responsible for problems with transport booked by the guest to and from any of our properties. This includes any help that has been received finding and/or booking flights – this is wholly the guest’s responsibility.
2ITALIA/TRIP2 does not accept liability for the loss of main services such as electricity, gas or water supplies.
The majority of 2ITALIA/TRIP2’s properties are located in the city centre and normal city noises must be expected. Also, noise from occasional building work or other circumstances may occur in the vicinity and this is unfortunately out of our control.
In the event of a natural disaster, war, terrorist activities, strikes, riots civil commotion, disasters or technical problems with transportation 2ITALIA/A TRIP 2 shall not be held responsible for any outcome.
